Five Easy Steps
1.
Consultation
High on our agenda at the beginning of a project is to meet with you and draw up a brief. We like to meet on site to discuss and document your ideas, requirements, house plans and budget. We won’t begin a project without a clear idea of what we are doing for you.
2.
Concept
For larger jobs we further develop your brief with you, and your architectural designer if you have one. It is from these meetings that your concept design and cost estimate are prepared. We will then present these to you and make any amendments if necessary. If you do not have one we have trusted designers, architects and draftsmen who we frequently work with who we can arrange to work with you.
3.
Planning
On acceptance of the concept, your final plans will be prepared and estimates of costs or a quote can be provided. Materials and finishes will be decided. You will receive a very detailed estimate or quote for the job with each task broken down, along with subcontractors estimated or quoted costs and all known materials for the job. Working drawings for larger projects are prepared, presented and finalised. It is at this stage you can make adjustments to suit your budget and preference for your renovation. We also prepare and lodge your Council Consent Application, including Resource Consent if necessary.
4.
Construction
Construction begins! Throughout the process, any demolition or rebuilding will be carried out with consideration for family or neighbours living on or near to the property. Disruption, mess and noise will be kept to a minimum. Regular site meetings will be held with you to keep you abreast of progress. If the job is not quoted due to the nature of the work and has been estimated there will be frequent updates provided of how costs are tracking and updates if unforeseen costs have been added. If there are variations we will always communicate with the client about these and ensure you are 100% aware of what is happening and why.
5.
Completion
On completion, the renovation will be thoroughly cleaned and a quality check done. If necessary, a final Council inspection will be arranged. At this point we invite you to inspect your renovated home with Madison Building. Once you are satisfied that everything is as it should be, all that is left is for you to enjoy your new home. Our project – 1910 Mt Eden Bungalow.
As is the case for many renovation projects, our scope initially started as kitchen and bathroom refresh to allow for our property as a first time rental. This changed to a more significant build once we started pulling things apart and explored the potential with the team at Madison Building. Our property a 1910 bungalow, had all the challenges a home of this age has (it was cold, draughty, had rotten timbers, doors and windows requiring replacement, a leaky roof, and nothing plumb), in short in need of a lot of TLC.
Following initial discussions with Nick we quickly managed to pull together a project document, detailing each part of the renovation, dependencies and rough timings/costings. From the get go we were clear on what we wanted as an outcome of the renovation (initially a rental, that in future we could move into if desired) so that helped keep the focus on what was most important for us and the level of work we required. We knew we needed a builder that shared a passion for homes of this era and that they wouldn’t be deterred with the work involved once they got underway.
We worked closely with Nick and drew heavily on his expertise to stage the project and identify all the other trades that would be required. Nick made it super easy lending his expertise allowing myself to seamlessly manage and bring in other trades into our project as needed. Nick and his team were flexible enough to work on other areas while trades did their part but were always available for advise or support when these additional trades required it.
Through any building project the prerequisite is the builders expertise in the nature of the job at hand but just as importantly (and often overlooked by many who go for the cheapest option) the team you partner with must be clear in their communication. In this area I feel Nick and his team excel and this easily sets Madison Building apart from other building companies. Right from the onset and through each stage of the project Nick’s communication has been clear and concise. My expectations were clearly managed (like everyone I wanted this renovation done and done yesterday) but Nick through open and honest communication shared findings quickly and ensured surprises were kept to a minimum. We remained one step ahead allowing for a better planned project and an end result we are definitely proud of.
